The Bed & Breakfast does not offer a full kitchen. Each bedroom offers a mini-fridge and there is a microwave in the shared lobby-lounge area best for heating up leftovers. Hawaii is a beautiful and dynamic place, and part of staying here is embracing the rhythms of island life. While we always do our very best to support our guests and address concerns promptly, some conditions are outside of our control and some may involve coordination with the resort. These natural or community-related factors do not constitute a breach of our rental agreement and do not qualify for refunds or rental adjustments. Beaches - Beach conditions in Hawaii naturally change throughout the year. Ocean swells, tides, currents, and seasonal weather can affect shoreline size and accessibility from month to month.

Critters - Maui’s tropical environment means you may occasionally hear a rooster or spot friendly geckos, our harmless insect-eaters that are considered good luck in Hawaii (and bad luck to harm them). The home receives regular professional pest control services, though pests can still appear from time to time. Tropical critter encounters do not qualify for refunds or rental adjustments. If you encounter any issues, please let us know.

Neighbors - The surrounding area may include normal island activity such as construction, traffic, landscaping, or other guests. Noise and disturbances do not qualify for refunds or rental adjustments. If something feels disruptive, please let us know.

Utilities - due to weather or infrastructure limitations, you may experience interruptions to services such as water, electricity, cable, internet, air conditioning and plumbing. Interruptions outside our control do not qualify for refunds or rental adjustments. We will always do our best to assist, support, and help reduce any impact when possible.

Additional: Guests must sign rental terms. $500 deposit held for damages, released 5 days post-checkout. Strictly non-smoking. EXHIBIT A - RENTAL RULES Throughout the Rental Period, the Guest shall, and shall ensure that the Rental Party and any visitors (collectively “Occupants”) to the Rental Unit shall abide by the following rules: 1. No occupant shall make or allow any disturbing noise in the buildings or on the premises, nor do or permit anything to be done that will interfere with the rights, comfort and convenience of others. All occupants are to refrain from the blowing of conch shells at any time other than at sunset each evening for a five-minute duration only. 2. Parties, and excessive noise, including on balconies and in shared spaces, are prohibited. If noise and smoking detecting technology is used inside the Rental Unit to monitor excessive noise levels and violations of our non-smoking policy, tampering with any of these devices is a direct violation of this Agreement. 3. The volume of radio, television, stereos and musical instruments will be used so as to avoid disturbing neighbors. 4. Noises of any kind shall be kept to a minimum between the quiet hours posted at the property. 5. Items of a personal nature including, but not limited to, shoes, furniture, plants, and toys shall not be placed, kept or stored except within the Renal Unit. Nothing shall be placed at any time in the elevators or on the stairways, walkways or other access areas. 6. Clothes, towels or any other form of garment or textile other than drapes shall not be hung from railings, walls, doorways, balconies, lanais or windows in such a fashion to be in view of persons outside of the building. 7. All household trash shall be deposited in the trash chutes or trash dumpsters and not allowed to pile up in the Renal Unit. 8. Unless otherwise stated in the listing, no pets. Service Animals may stay at no extra charge, but please inform us before arrival. 9. Follow all posted rules for common areas of the property. 10. Unless otherwise stated at the property, smoking is prohibited at all common elements, limited common elements, in units, and patios and lanais. “Smoking” means inhaling, exhaling, burning, or carrying any lighted or heated tobacco product or plant product, including but not limited to cannabis and medical cannabis, intended for inhalation in any manner or in any form, including the use of an electronic smoking device. “Electronic smoking device” means any electronic product that can be used to aerosolize and deliver nicotine or other substances to the person inhaling from the device, including but not limited to an electronic cigarette, electronic cigar, electronic cigarillo, vape, electronic pipe, hookah pipe, or hookah pen, and any cartridge or other component of the device or related product, whether or not sold separately. The Guest shall pay a cleaning and deodorizing fee if there is any smoking by Guest or any member of the rental Renal Party shall. The fee starts at $250 and may go up depending on how much cleaning and deodorizing needs to be done. 11. Drone operation on the property is prohibited. 12. The following is prohibited inside the Rental Unit: • Dangerous or hazardous items (e.g., those that may increase the risk of fire or explosion such as candles or lighters); • Firearms and other weapons (except those rightfully possessed by on-duty or off-duty law enforcement officials or licensed security guards). • Commercial photography/videography without written consent. • Illegal activity, pornography production, or prostitution. • Overnight guests that exceed the number stated in the reservation. • Making any change, modification, alteration, or addition whatsoever to the unit or its contents (including moving furniture around). • Soliciting or loitering around the space or building. • Creating unsanitary conditions (e.g., generating excessive trash or offensive odors or attracting pests). 13. Only members of the Rental Party are permitted to stay overnight in the Rental Unit. Anyone else the Guest allows in the Rental Unit (a "Visitor") is the sole responsibility of the Guest and is strictly forbidden unless approved by the Property Manager. 14. This is what we currently have: Guests who stay beyond the Checkout Time or delay our housekeeping staff must pay a holdover fee of $100 per hour, or any part thereof. 15. Public and common areas of the building, such as hallways, parking, and the lobby, may operate video surveillance devices. 16. Guests are responsible for covering the cost of replacing lost keys, key cards, fobs, or parking passes. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, including, without limitation, fines levied by the homeowner’s association, as well as an administrative fee of $50 for the first violation of these rules, $100 for the second violation, and $150 for each successive violation. Violators of the House Rules may be subject to immediate cancellation and eviction without refund. THE PARTIES AGREE TO THE TERMS OF THIS RENTAL USEAGE & LIABILITY AGREEMENT, AS EVIDENCED BY THE SIGNATURES SET FORTH BELOW DATED {{date_now}}. In signing this Agreement, I acknowledge and represent that: • I have read the foregoing Agreement, understand it, and sign it voluntarily as my own free act and deed; • No oral representations, statements, or inducements, apart from the foregoing written agreement, have been made. • I am at least eighteen (18) years of age and fully competent; if I am under eighteen (18) years of age, my parents or guardian may sign this document adding my name to the document. • I execute this Agreement for full, adequate, and complete consideration, intending to be bound by the same.

We made beautiful memories here! Our goal was not to do Maui adventures but to relax and enjoy nature, the beach, the sun, and each other. This property filled the bill. Chairs on a ledge across the street were perfect for magical sunset views and whale watching. The little beach generally had no more than 3-6 people at it, making it feel very private, and we were often the only ones there. We took our own chairs down with us and moved from sun to shade to sun, nibbled on snacks, played in the water, watched sand crabs, read to each other, and listened to the rhythms of the surf as if it were our own little cocoon. Uncrowded Kahana Beach is close by, where sea turtles regularly swam up to sunbathe with us. Communication with managers resulted in every question answered and need met. A lovely Continental breakfast appeared every morning. No table or chairs in the Plumeria room (2 TV trays provided) but we had access to a shared lounge area. Mahalo mui loa for a wonderful experience!

This is a fantastic stay and right across the street from a small, local beach. Daily breakfast had amazing local fruits and banana beads which were perfect. The front yard beach shower was super convenient for cleaning up after sunset swim in the ocean. The host is very flexible and responsive to help you getting ready and rested for all your Maui adventures!

This stay was amazing. Quiet and quaint room with everything you need as either a solo traveler or a couple. Beautiful small beach directly across the street with amazing sunset views. Unit was clean, had a smart TV for streaming entertainment as you wind down in the evening. 10/10 would stay here again!

Choosing Surf Shack Properties and staying on the West Side is a wonderful experience. This property is tranquil and just steps from a great swimming beach with iconic sunsets that took my breath away! The home itself is quiet, sparkly clean, and beautifully designed. Additional amenities, drinks, and snacks are thoughtful placed throughout the rental for convenience. I stayed in the Plumeria Room, which has a comfy bed and huge shower area! All rooms are easily accessible from private parking space. Breakfast is a wonderful touch each morning and highlights local island goodness. Fresh fruit, delicious homemade breads, yogurt and great coffee was such an amazing way to start my day! If you are thinking to visit Maui, then this rare gem has everything you need. It’s clear that a lot of care goes into making guests feel welcome during their stay.

Definitely recommend! It was wonderful to walk across the tiny street to the beautiful beach! Enjoyed swimming and the sunsets! Everything was awesome in the room, nice and clean, comfortable! Perfect for me, would also be great for a couple. Also enjoyed the wonderful breakfast and so many flavors of banana bread! I just loved the personal touches! I will most definitely tell my friends and family to come stay with Surf Shack Properties!

Location Location Location! Literally 20 steps away from a very private beach! Extremely peaceful, quiet and amazing property. Everything was spotless, fresh and clean. The host was AMAZING! Breakfast included pastries and fruits from the local farmers market. Definitely recommend this to anybody looking to recharge their batteries and have a little bit of peace and tranquility!
